Who We Are

Doors & Spaces is focused on defining small bay service industrial, providing purpose-built real estate that offers our target tenant base with high-quality, flexible and functional warehouse space. We are driven to create a new asset subclass of sub- 5,000SF service industrial space for tenants who use an overhead door to move good and equipment with service vehicles, in addition to climate controls and basic office amenities. Our target client is a small-to-medium sized business, serving a local and regional customer base.
Mindful of property and site selections, we understand the need for our tenant base to be near rooftops and convenient access to major roadways as they seek to minimize travel times from our properties to their service destinations. The ubiquitous nature of our business means that our success if not defined by access to a specific major metro area or any single customer – we can cater our properties to meet local demand, anywhere and everywhere in the US. We take care to plan growth around cost-effective management and maintenance of our sites. We are disciplined in our approach to scalable expansion, to ultimately reach an efficient critical mass.
